Buyers Information — What you need to know for closing:
Pre-Closing

Make sure that you understand all terms related to your upcoming purchase.

  1. The deadlines associated with the transaction such as:
    • Inspection Period (Termite, HVAC, Well Water, Septic, Home Inspection)
    • The process to follow in the event an inspection identifies problems or issues
    • Proof of Funds/Lender Approval
  2. The process for discovered title issues and how those are cleared
  3. The type of deed you will be given by the seller
  4. Who is paying for what charges (for example deed stamps, closing costs)
  5. Whether or not a survey is required
  6. The process for an extension (if needed)
  7. Whether or not a home warranty is provided, and by whom
Day Of Closing

Be sure to bring the following with you on the day of your closing:

  • Identification – You should bring 2 forms of identification with you. One should be a driver’s license or other government issued picture ID
  • Checkbook to pay for any additional costs not included in the original estimate provided prior to closing
  • Collected Funds – Cashiers check or Wire for the amount needed to purchase the property
  • Any documents that your lender requires you to bring to satisfy their underwriting/closing requirements
  • Original inspection letters or other invoices for charges that are associated with the closing
Post Closing

Make arrangements to:

  • Have the utilities (water, sewer, electricity) turned on and/or transferred into your name
  • Have mailing address updated with the postal service
  • Be aware of any and all homeowner association regulations/requirements (if applicable)
  • Update your driver license and voter registration records
  • Apply for 4% owner occupied tax rate at the appropriate county assessors office (if applicable)

Your original deed and owner’s policy (if applicable) will be sent to you via original mail 4-6 weeks after closing. Be sure to keep this and all other pertinent documents related to your purchase in a safe place.

Sellers

  • Information of the current mortgage holders or liens that will need to be satisfied to convey clear title.
  • Information on any homeowner’s association or condo association for your property
  • Contact information from your utility providers (water and sewer)
Day Of Closing

Be sure to bring the following with you on the day of your closing:

  • Identification – You should bring 2 forms of identification with you. One should be a driver’s license or other government issued picture ID
  • Checkbook to pay for any additional costs not included in the original estimate provided prior to closing
  • Collected Funds – Cashiers check or Wire for the amount needed to sell the property (if sale result in a loss)
  • Any original inspection letters or other invoices for charges that is associated with the closing
  • Original Power of Attorney, if applicable
  • Disbursement Instructions
